Place: Like a story, home is about place, detail, and character. Here, the place is Proctor where the farmers market draws fresh flowers, wild mushrooms, sourdough bread, ripe tomatoes, pints and flats of jewel-like berries, pastries and cheeses, bright peppers, ropes of garlic, and their growers and makers on Saturdays. Where the cinema, cafes, shops, bowling alley, and wine bar wait down the street. Where the school bell rings and kids fill the sidewalks. Where annual festivals bring music and art and the life of community. This is the kind of neighborhood that feels like a town. The historic (and active) fire station with a fire pole and hoof marks from the days of horse-drawn fire wagons stands across the street from grocery stores. The brick library with its green lawn faces the playground at the elementary school. The air carries the scent of pizza, doughnuts, waffle cones, pad thai, hash browns, tacos, and spaghetti. There’s always a dog out on a walk and people on the coffee shop corner.
Detail: The details—an ever important part of any home—include: a new roof in 2020, an updated sewer line in 2018, gas heat, a detached, single-car garage, and a fully-fenced back yard.
Character: The character, now that’s where the fir floors, covered porch, snowball bush, begonias in the window boxes and arbor arching over the path come in. The character is in the wainscot and crown molding, in the picture rail trim and the checkerboard kitchen floor. There’s a story here in which the 2nd floor could be another bedroom, maybe the back bedroom is an office instead, maybe a table or most favorite chair stands in the living room corner to catch the morning light and the car doesn’t leave the garage much because what you might need is so near, and the trails of Puget Park are calling.
Preinspection: A recent seller-procured home inspection is completed and attached to the seller’s disclosure. Available upon request.

Location
Living in the Proctor District is like living in a small town within a city. It’s a part of Tacoma where you can expect to see neighbors outside walking, biking, jogging, pushing strollers, getting around without cars on their way to pick up some mail, pick up kids from school, pick up dry cleaning, or pick up a gallon of milk. When you live here, you’ll find yourself heading out the door without the car to meet a friend for coffee, to fill up a growler, or to find a book at the library.
The Proctor District hosts annual festivals like the Junior Daffodil Parade in spring, and Proctor Arts Fest which shuts down the streets to cars and opens them to live music and booth after booth of visual arts from ceramics to paintings, woodwork and apparel each August.
There’s a lot to do right here. Get to the farmers market on Saturdays and cross over to the La Paloma Marketplace where vendors sell everything from vintage garments to handmade soaps. Spend a rainy evening at Chalet Bowl, get in on the Rocky Horror Picture Show nights at the Blue Mouse Theatre, and go shopping for birthdays, holidays, anniversaries, or just to see what’s out there at a mix of new and vintage shops selling home goods, apparel, jewelry, stationery, toys, and books. Visit GardenSphere to choose a tree, or to fill in your front garden with hardy perennials. Visit Puget Park for the playground up top, or to follow the trails through the trees, down to the stream where salmon spawn, and out to the road leading to the Ruston Way waterfront.
When you want to change the scene get to Old Town in 5 minutes and Downtown in about 10. Feel like spending time on a pretty college campus or attending a special author event? The University of Puget Sound is just a mile away. Or, take us up on that suggestion to follow the trail out to the waterfront. If you’d rather drive, you’ll get there in 5 minutes for wide open views of Puget Sound, and lots of mountain peaks when the weather is clear.

Covered Porch
Follow the path under the arbor to the covered front porch with window boxes for colorful flowers and hooks for hanging baskets. Shake of your raincoat, wipe your boots, or sit a while with a book. Brew a cup of tea and settle in for a long chat with a friend while you watch the neighborhood go by.
Living Room
The living room offers a bright corner with beautiful window light, a sitting area, and a doorway straight into the kitchen. Fir floors and crown molding set the tone of warmth and classic detail found throughout the home. Set up your couch and comfy chairs and still have room for a small table or a window seat in that southeast front corner. There’s a dining area in the kitchen, so how you use each space is really up to you (but if it’s your house, that goes without saying—do what you want!).
Eat-in Kitchen with Laundry
This spacious eat-in kitchen is finished with a blue and cream checkerboard floor, wainscot, and white cabinets for a perfect vintage look. You’ll find a good combination of closed cupboards and open shelving for displaying favorite dishes, glassware, vases, or other treasures, as well as a full set of appliances including a gas range. The dishwasher stands beside the double-basin ceramic sink with a window above like there always should be—if you’ve ever washed dishes without a window you’ve likely missed it; it just doesn’t feel right, somehow.
Set up a dining area in the kitchen extension overlooking the back yard. Open the back door to the garden where you can grow chives, oregano, rosemary, mint and thyme.
A closet beside the fridge holds the washer and dryer for convenient laundry access. Shelving is already in place for storing laundry detergent and cleaning supplies.
Front Bedroom
Turn into the front northeast bedroom from the living room. With its fir floors, crown molding, and picture rail trim it continues the simple, Craftsman-era quality. Windows facing north and east catch the morning light and a door opens straight into the full bath.
Full Bathroom
The full bath includes a bathtub with a shower, wall mount sink, medicine chest, wainscot, and a black and white checkerboard floor. Access the bathroom from the front bedroom and from the room in the back corner of the house.
Back Bedroom/Office
This room in the back northwest corner of the main floor houses the door to the 2nd floor stairwell, and has direct access to the bathroom making it an ideal office, playroom, den, or studio space with the opportunity to set se up a 2nd bedroom area upstairs instead. Of course, this all depends on the needs of the household, maybe a bedroom on each side of the bathroom works perfectly for you—if not, we see options for arranging things differently.
2nd Floor
Take the stairs to this open space on the 2nd floor with a window at the west and east ends. Set up a bedroom, guest room, playroom, or office space up here. A person 6 feet tall can stand up straight in the middle of the room. If there's no need for additional living space, this room also provides a lot of storage area.
Garage & Grounds
Open the back door from the kitchen to a fully fenced lawn and garden where you’ll also find the detached garage. Bluebells and a red flowering currant bloom in early spring, and you’ll catch the snowball bush in flower now. Two raised beds are already started with herbs, lettuce, and other veggie seedlings to harvest this summer. Take the brick path from the kitchen door to the garage where a rose grows along the wall. One gate opens to the alley and one connects to the front yard where hydrangeas flank the front porch and flower beds border the walkway between the arbor and the porch. Find shade and sun, spread a quilt in the grass for backyard picnics, let the dog out, and enjoy summer in this simple garden with room to plant and grow.
This 4,000 sq ft lots borders an alley to the south, Mason Avenue to the east, and neighbors to the north and west. The roof was replaced in 2020 and the sewer line was updated in 2018. Set on a curbed street with sidewalks and a wide planting strip, this house gets that nice extra distance from the road. Plant trees in the lawn between the curb and the sidewalk, or extend the garden out there to grow even more veggies and flowers. The Mason Middle School track and playfield is just at the end of the block with all the shops, cafes, and services of the Proctor District beyond.
