South End Garden Home - Pending

The ample storage in the basement and garage, the potential to convert the detached garage into an ADU, the rose bushes and gardening potential, plus the corner lot with plenty of street parking all drew me to this home.

Home: Some of us just need something simple—maybe 2 bedrooms and a bath, a bright window to read beside, a kitchen where friends can sit by us while the casserole bakes. All of that’s here, and it’s enough too, but what if we colored it in a bit? What if the simple dream expanded to a sunny patio by the garage, what if roses rimmed the little nest of home, nodding in the breeze from spring to fall? Simplicity and color—that’s starting to sound about right.

A home with a brand new roof surrounded by fragrant roses and blossoming trees stands on a corner lot in Tacoma’s South End. In the living room, a bay window fills with light for plants, and an electric fireplace gives a warm glow. Cook with gas in the eat-in kitchen with a box window for herbs and find ample storage in the basement.

The fenced yard holds garden beds and lawn space. Lilacs, iris and hydrangea border the patio, perfect for outdoor meals, and a magnolia shades the side yard. A paved path leads to the detached, 2-car garage with an adjoining workshop. Updates include a new tub surround, fresh exterior paint in 2023 and the new roof.

These are just a few of the roses still blooming in early October:

  • 2025

    • New roof this October

Community: This home is about 3 blocks from the library, close to major grocery shops and smaller international markets, and pretty near a local doughnut shop too. The Lincoln District is just a 5 minute drive away for restaurants and community festivals. This location also offers easy freeway access for getting around town and the South Tacoma Station is just a few minutes away for forays out of town as well. However, if you need to leave town or even drive across it to access great parks. There’s the outdoor pool, playfields, and sport courts at Stewart Heights Park, just 4 minutes away, and the lake loop, gardens, and off-leash dog park at Wapato Park 2 miles from home.

Entry with Office area

Come up through the front yard by the spruce and open the front door into this entry with a coat closet on one side, and a pocket door leading to a little front room on the other. This front room makes for a private, work-from-home space, but could also be a reading nook, or just where you stash coats, boots, leashes, and backpacks when you get home for the day.

Living Room

The living room with its electric fireplace and large window with a built-in shelf to provide good lighting for plants is my favorite room.
— Homeowner

The living room fills with light through the east bay window where a built-in shelf is ready for house plants, candles, a cat nap, or stacks of all the books you’re planning to read this winter. The light from the window and glow from the fireplace make this a cozy room for all seasons.

Eat-in Kitchen

The eat-in kitchen features a tile floor and decorative tile backsplash along with a box window for sprouting seeds or keeping fresh kitchen herbs. Notice the wide array of cupboards and drawers—this kitchen is wrapped by cabinets for ample storage including open shelving, a built-in wine rack, and corner rack for displaying plates as well.

Set up a dining area in this open kitchen corner and cook with gas at the stove with convenient prep space on the countertop beside it.

An enclosed porch—with space for the fridge and a butcher block—leads to the fenced back garden where raised beds are just around the corner for fresh lettuce, tomatoes, basil, kale, or whatever you like to grow.

Two Bedrooms

The simple, single-level layout includes 2 bedrooms and a full bath. Find this back bedroom just off the kitchen with windows to the fenced garden.

The front bedroom is located by the living room and right next to the full bath.

Full Bath

The full bath includes a decorative tile floor, a vanity with storage, a vessel sink, and pendant lights. A privacy glass window opens to the west side yard where a magnolia tree grows, and don’t miss the brand new shower/tub surround installed this fall.

Unfinished Basement with Laundry

Take the back door out from the kitchen to access the stairwell to the basement. The basement offers an additional 820 square feet of usable, unfinished space.

You'll find a laundry area and the water heater on the right at the bottom of the stairs. There's a lot of room for storage down here and space for a ping pong table too (or foosball, or a drum set, or whatever makes you happy). The side door on the east wall opens to the sidewalk along D Street.

2-Car Garage & Shop

The 6,240 square foot lot includes a 600 square foot 2-car detached garage with room for parking and an attached workshop too. Two bay doors face the alley on the south end of the lot.

Take a door from the parking area into this workshop with an east window and a work table stretching the whole length of the room. A paved path leads from the back door by the kitchen straight to the workshop room of the garage (this makes a lot of sense because projects call for snacks, or coffee breaks at the very least).

Garden & Grounds

It’s beautiful to get a view of the Cascade mountain range in the backyard on a clear day. Especially while eating dinner on the backyard raised deck.
— Homeowner

It's clear how much love and thought went into designing and planting this garden. Ornamental grasses, climbing roses, lilacs, hydrangea, and rhododendron surround the large patio which is the perfect spot to set up an outdoor dining area for summer barbecues. Glass mosaic stepping stones are set into the little patio by the back door and roses bloom all around. Bring an umbrella and a little patio couch so you can lose track of time reading a book on a July afternoon.

What I’m going to miss most are the gardening boxes, 20+ mature rose bushes of all colors, and the large, fenced backyard.
— Homeowner

Just a few more of the many roses still blooming this fall:

The terraced rose garden extends the length of the lot bordering D Street. You’ll even find a rose with especially vibrant bunches of blossoms beside the alley at the back of the garage. With over 20 rose bushes that start blooming in spring and continue into early fall, this garden is full of life and color for months at a time.

On the west side of the house a magnolia, fern, and weigela bush grow along the border. The corner lot offers plenty of space for parking along the street in this neighborhood with paved sidewalks and a planting strip along the curb.

This South End house and garden with its new roof, fresh paint job in 2023, and lots of additional space in the basement and garage is all set and ready to be called home again.
