Garden Party Ready - Pending Inspection

What drew me to the house are the two wood-burning fireplaces, the layout, and the large backyard giving me places to entertain family and friends.
— Homeowner

Home: Someone out there is dreaming of a home with just the right amount of space—not too big, not too small—with a friendly face, and a couple of bathrooms, with a garage for parking, and a basement for storage. And since it’s a dream, why not a fenced yard for parties, and planting, and play—somewhere to throw a birthday barbecue, a June tea party, a late afternoon grill and potluck, the kind of place where you can call a friend or two and just say “meet me out back.” If the dream feels familiar, maybe this is the place for you.

Traditional design and updated comforts balance each other in this Eastside Tacoma home. Updates include 2024 interior paint, kitchen and bath upgrades; paved paths, a new patio, and fresh exterior paint in 2023; ductless heating and a/c in 2021. The practical layout includes 2 beds and 1 bath on both the main floor and 2nd floor with hardwoods throughout. The fireside living room where sunlight fills the south window is the heart of the home, but all 3 levels offer value. Soak in the long tub upstairs, set up a basement workshop or gym and don’t miss the 2nd fireplace.

A 2-car garage stands in the fenced back yard perfect for parties with its covered patio and hot tub pad. A lawn and paved front drive welcome you home. Near parks, groceries and the McKinley District with easy I-5 access.

Along with the McKinley District, this home is also just a short distance from the Lincoln District. With so many restaurants, groceries, and shops on the main drag we suggest you come hungry. You could stop for a bowl of pho at different establishments all day without straying outside this neighborhood. Try Vien Dong (they’re a tried and true favorite for us; we love their pho, and the fried eggplant dish), and come back for a different cafe next time. Get a sweet treat at Bambu or Jubilee, pick up groceries at the Hong Kong Supermarket or the East Asian Market. But before you leave, head north to Lincoln Park, established in 1889. LIving Room

The living room is our favorite—the coziness of the fireplace in the winter and all of the windows allowing for so much natural light in the spring and summer.
— Homeowner

Make your way up the path through the green lawn and stop to say hello to the bluebells growing near the front door, then come on in. You could head straight upstairs from the entry, but we’ll invite you first to the fireside living room on the bright main floor. Notice the ductless heating and cooling unit on the wall; this home is also equipped with a gas furnace for heating, so the ductless units are especially useful for summertime cooling. The hardwoods you see here extend throughout the main floor and up into the 2nd floor bedrooms too.

Dining Area

Hardwoods continue into the dining area adjoining the living room. Windows face north and east and a doorway leads to the kitchen. Maybe we’ll sit a minute here with a cup of tea, or a big bowl of pasta, or a stack of sandwiches, or a plate of cookies. Once it’s your dining room, you’ll sit and eat what you want, unless it’s summer when you’ll probably carry your meal out the back door to the patio.

Kitchen

Let’s see where the cooking gets done. The updated kitchen is finished with new countertops, new flooring, freshly painted cabinets, and good lighting. Although this is an electric oven/range, there's a gas hook-up should you prefer a gas stove. The back door leads to the new patio just a few steps below. I’m almost convinced every kitchen should have a back door to a patio. That way you can pour your iced tea from the pitcher in the fridge and head straight outside, and the dog can come and go, and everything feels more free.

Main Floor Full Bath

Find the updated full bath down the hall from the living room, and right outside the bedrooms with its tile floor, tile tub surround, and privacy glass window. Rest easy knowing there’s another one upstairs. Sharing is caring, and all that, but we don’t imagine you’ll say “no” to the convenience of a 2nd bathroom.

Primary Bedroom

This pretty corner bedroom overlooks the front yard and includes a closet and built-ins. It’s right across the hall from the 2nd bedroom and the updated main floor full bath. The hardwoods and simple white trim bring a classic feeling to this bedroom so you can supplement it with the colors and patterns you like best in quilts and curtains and rugs.

2nd Main Floor Bedroom

The 2nd main floor bedroom is set in the NW corner of the house with a window to the back yard. This bedroom also offers built-ins beside the closet for additional storage. If you don’t need 4 bedrooms for your household, this one makes a great home office or guest room.

2nd floor

From the street, it’s easy to mistake this for a one-story home, but there’s a 2nd level with a lot to offer. Take the freshly carpeted staircase from the entry up to the 2nd floor. Unlike many sets of stairs, these are fairly wide and not too steep. If you like being up away from the activity and energy of the main floor where meals are cooked and there’s more coming and going, the 2nd floor is for you.

2nd Floor Full Bath

The wonderful yard, the big basement, and the soaking tub upstairs are what we’ll miss most.
— Homeowner

The 2nd full bath is freshly renovated with new flooring, tub, tile surround, and vanity. This large tub is meant for soaking! A privacy glass window allows for light and additional air flow. Come up here and fill the tub for a bit of peace and calm and quiet.

Two 2nd Floor Bedrooms

Along with the full bath, you'll find 2 more bedrooms on this 2nd floor. Notice the hardwood floors, built-in drawers, and open closet.

Take a right at the top of the stairs into this 4th bedroom on the east side of the house. Wood floors, built-ins, and a small closet finish this spacious room.

Basement

Take the stairs down from the main floor hallway to the 952 sq ft basement. The 2nd fireplace is a fun surprise, and the 2023 gas furnace is just a few feet beyond. A laundry area with a washer, dryer, and utility sink is all set by the back door which opens to a stairwell with a few steps up to the yard. Wooden storage lockers stand against the wall, and there's plenty of room for additional shelving, an exercise area, or a workbench for projects.

Garage & Grounds

We installed a hot tub pad and a patio to spend summer evenings. We had a projector and would project movies onto the garage in the summer.
— Homeowner

Head out to the fully fenced yard with its sunny patio and hot tub pad both poured in 2023. Get a little sun, then find some shade on the paver patio under the gazebo cover. This is the spot to set up food and drinks for summer parties, and it’s a good place for the grill on a drizzly day too. Even with the patios and hot tub pad, there's plenty of lawn space and room for more garden beds or trees. Plant flowers and berries and tomatoes, or leave the lawn open for easy mowing and room to run.

This 1,484 sq ft home is set on a 5,850 sq ft lot with new fencing installed in 2019. Park in front in the paved driveway area with a path connecting it to the front porch, or pull into the garage.

The 2-car detached garage with an automatic door opens to the alley on the north side of the lot. A side door in the garage opens to the fully fenced back yard with a gate to the alley.

In front, young apple trees grow in the planting strip by the sidewalk, and a paved walkway leads to the front door flanked by garden beds where bluebells and roses bloom—a perfect welcome home.
