Home: Calling woodworkers, artists, mechanics, inventors, potters, and builders dreaming of room for working and creating. Calling gardeners seeking an open space to shape and mold, plant and tend, design and transform. Calling dreamers imagining a simple home ready for wool rugs, heirloom quilts, and casseroles. Calling someone ready to put down roots and make home. Go ahead, be a homemaker.

Open the new front door—painted pale blue for peace and calm and a little bit of cottage charm— or let yourself in like family at the side door by the apple tree and settle into the eat-in kitchen. Refinished fir floors lead from the living room, under the archway, and into the bedrooms while fresh paint creates a clean palette to make all your own. Don’t be fooled by the wood stove; a heat pump and programmable thermostat keep the house cool in summer, warm in winter for comfort all year long. Spend weekends on the patio, growing a garden in the fully fenced back yard, or tinkering and building in the 836 sq ft garage-shop with bay doors facing east and south. Find the laundry, storage space, a 2nd bath, and brand new water heater in the separate entry basement.

Location

Verlo Playfield is a one minute drive or quick walk away. The port, Commencement Bay, and downtown show in the distance.

Sit inside or out at Dusty’s Hideaway for tots, sandwiches, onion rings, brunch, and their specialty adult slushies. Bring friends of all ages until 9 pm.

Order a drink “for here” at Beware Coffee a mile from 848 E 46th to enjoy their custom mugs. And we highly recommend the mocha.

Set in the Eastside of Tacoma, this home offers plenty of reasons to stay—a public library, a bustling community center, parks and pools, restaurants offering Colombian, Vietnamese, and Mexican menus along with spots for sandwiches with tots—and it also provides excellent access for those commuting either out of town or across town.

Get smooth access to I-5 via McKinley or Portland Ave. In under 10 minutes land downtown or at the Tacoma Dome Station where transportation services are ready. Catch a Sounder north to Seattle or hop on the Amtrak for a weekend trip south to Portland.

When you’re in the mood for a treasure hunt, head to Earthwise Architectural Salvage where you can unearth all kinds of hardware, light fixtures, and furnishings for creative home and garden projects.

McKinley Hill is where you head for shrimp tacos at the Top of Tacoma, for slushies and burgers at Dusty’s Hideaway, for books and locally-created goods at Parable, for a cup of coffee and a pastry at Lux or Beware Coffee. Make a date at Stanley & Seaforts, a favorite Tacoma happy hour spot famous for its views over downtown and the port. The Eastside is more than McKinley, of course! Get to know Tacoma’s Eastside better in our Neighborhood Guide.

The Moore Branch of the Tacoma Public Library (home of Tacoma Wayzgoose, the annual print arts festival) is about a 4 minute drive from 848 E 46th.

Along with the McKinley District, this home is also just a short distance from the Lincoln District. With so many restaurants, groceries, and shops on the main drag we suggest you come hungry. You could stop for a bowl of pho at different establishments all day without straying outside this neighborhood. Try Vien Dong one day (they’re a tried and true favorite for us; we love their pho, and the fried eggplant dish), and come back for a different cafe next time. Get a sweet treat at Bambu or Jubilee, pick up groceries at the Hong Kong Supermarket or the East Asian Market. But before you leave Lincoln, head north to Lincoln Park, established in 1889 the park offers a paved path, a wide variety of mature trees, green lawn space, a playground, and a shady picnic shelter. Living Room

From the front stoop—complete with a convenient mailbox—open the pretty, blue, brand-new front door to the living room. Refinished fir floors provide a rich, warm hue and they’re all ready for your favorite area rugs. Windows face west and north bringing natural light to the freshly painted walls. Choose floor lamps and table lamps to keep the room friendly and well-lit into the evening. Though you’re looking at a cozy wood stove, remember a heat pump warms and cools the house and a programmable thermostat is mounted on the living room wall.

Eat-in Kitchen

Open the side door by the apple tree into the eat-in kitchen. Who needs a separate dining room when the kitchen is where people always congregate, where the best stories are told, and where you can get a nice drink or salty snack along with a bit of gossip? Corner windows let in lots of natural light and a vintage light fixture brightens the room all day. With its yellow formica countertop and wooden cabinets, this kitchen brings the retro vibes.

The kitchen includes a refrigerator-freezer, oven-range, and a microwave. A double-basin stainless sink is placed below the window so you can do dishes with a view of the front yard. Consider installing a dishwasher if that’s a priority. A 17 or 18 inch Euro-size dishwasher like we use at home might be a great fit. They’re excellent for smaller households and it’s easy to find a spot without losing too much cabinet space.

Two Bedrooms

The fir floors continue beneath an archway at the back of the living room to two bedrooms and a full bath. This first bedroom stands in the SW corner of the home with a window facing west and another facing south over the back patio.

A second bedroom is located in the SE corner of the home where fresh paint and refinished wood floors continue.

Full Bath

A full bath stands conveniently between the two bedrooms. A window opens from the shower-tub to the back yard for ventilation. Store toiletries in the vanity, mirrored medicine chest, or the cupboard over the toilet. Note: access the attic from the hall just outside the bathroom door.

Separate-Entry Basement with Full Bath, Laundry & Flexible Space

Head out the side door, open the gate, and take an exterior staircase down to the basement (note: there is no interior access to the basement). The basement door opens to a laundry area with a washer and dryer set included.

The full bath is located on the right just inside the basement door. A tub surround and sliding shower door enclose the shower-tub and a vinyl floor finishes the room.

This bar space extends to the left from the laundry area. Use it as a hangout, or just set up some storage shelves. From the bar area a doorway leads into a room for storage or projects. A door opens from the storage area into a utility room. This utility room holds the brand new water heater, the electrical panel, furnace, and cupboards with a countertop and sink.

Garage-Shop

Come back up from the basement and take the paved path out to the garage-shop. The garage is built with two bay doors: one opens to the alley, one to E I St. The interior holds 836 sq ft of space for parking, storage, and setting up a workshop. Bring your bikes, carpentry projects, and gardening supplies. Store seasonal items you don’t want around the house all year. Stash a kayak or paddleboard; the waterfront is never that far away when you live in Tacoma.

The garage is located at the south end of the lot, and along with the bay doors, you’ll find an entry from the back yard for carrying tools straight in and out.

Grounds

This 6,250 sq ft corner lot is bordered by E 46th and E I St with a roundabout to keep traffic safe and slow. There’s so much room for flower beds, vegetable gardens, and shade trees in the open front yard where an apple tree makes shade and bears fruit beside the house and a hedge creates a border on the west side of the lot.

Find a covered patio for al fresco lunches, afternoon iced tea breaks, and evening cookouts in the fully fenced back yard. The back yard includes an open lawn, a mature pine, and plenty of room to garden and play.

This two bedroom, two bath Tacoma house is ready for someone with dreams of workshop space, visions of gardening, or just the desire to settle into a comfortable home.
