Maybe you’ve been looking across Tacoma for home. Maybe it’s your first time buying a place; you have some dreams, some needs, a list of priorities, a sense of possibility. No home has everything—at least not when you first arrive—but every home has something, and this one has a lot. Take a look here, and see if you might want to start your homeownership experience on this corner in Tacoma’s South End. The house is freshly painted inside and out, so check that off your list. Fresh paint is a good clean palette on which to create your home landscape, but what we really love about this house is the series of arched openings leading from living room to dining room, from dining room to breakfast nook, from that bright corner into the main kitchen, and then again into the butler’s pantry. Those graceful arches are a friendly invitation, a welcoming hand beckoning you onward into another space.

So go ahead, open the door from the covered porch, move through those archways, take a peek around the corner at the pantry with its colorful tile and a 2nd sink, then climb the stairs to visit the 3 bedrooms and full bath. While you’re up there, make sure to look out the front window and wave to Mt. Rainier.

Outside, the yard and garden beds are wide open for the trees and gardens you’ve been planting in your imagination while you search for home. Or maybe you’re more of a mower, you like things open and simple. In that case, bring some patio chairs, an umbrella, a bbq, and you’re all set.

Close to groceries, Wapato Lake Park with its lake loop and off-leash area, historic South Tacoma Way’s shops and bars, the Tacoma Mall and all its surrounding amenities, the Lincoln District and its wealth of international food, also near I-5 access and the South Tacoma Station for your forays out of town. We’ll tell you more about all that in our location section further on.

Entry

South End Starter Covered Porch.jpg

From the covered porch, step into a welcoming entry with enough space to kick-off your shoes and set down your groceries while you call out, “I’m home!” A convenient half bath is immediately available, and we all know that can be a very good thing. A staircase opens to your right, but before going up to look at the bedrooms and full bath, take a left through the cased opening into the living room.

Living Room

South End Starter Living Room.jpg

The lovely thing about this living room—besides picture rail and crown molding for that good, old-school detail—is that it doesn't feel any pressure to be anything but a living room. That’s because there’s plenty of space for dining in the dining room as well as in the kitchen nook. This is a simple, comfortable room with a nice flow into the dining space. Sash windows (replaced less than a year ago along with others throughout the home) easily slide up to open, and face east and south.

Dining Room

South End Starter Dining Room 2.jpg

A graceful arched opening connects the living and dining rooms. Like the entire home, the dining room is freshly painted. It's illuminated by an overhead light and south facing window. Host holidays and dinner parties in here, and just enjoy the space on regular old weekdays for spaghetti night, pizza night, sushi night, taco night, roast chicken night, jambalaya night - whatever you cook, it will look good around the table here.

Eat-in Kitchen

South End Starter Breakfast Nook.jpg

Step from the dining room through the sweet arched opening into the eat-in kitchen brightened by large windows facing south and west. This is a pleasant spot for breakfast, for after work or after school snacks (after errand snacks, after chore snacks, after jogging snacks) and for casual, everyday meals.

The kitchen is complete with all the necessary appliances: oven and stovetop, dishwasher, and refrigerator. You'll notice a tall pantry cupboard just beyond the stove, but soon we'll show you the butler's pantry too! The flooring is brand new hickory-style laminate.

A door leads from the kitchen out to the yard, so it's easy to move back and forth to barbecue, let pets out, or step into the garden (better go ahead and plant some herbs outside the door).

Butler’s Pantry

South End Starter Butler's Pantry 2.jpg

Take a right at the end of the kitchen and you're in the butler's pantry! Colorful vintage tile, an additional sink (not typical in smaller kitchens, so a pretty nice surprise), and so much pantry space, storage space, and counter space. Set up your microwave, line the shelves with your cookbooks, plants, jars of pickles and rice and beans, arrange your favorite glassware; think of this as your expanded kitchen. There’s no butler included in the design, but it’s still a great spot.

The butler's pantry is also the hall that leads to the basement stairwell, and there's access to the main floor half bath at the end of the hall as well.

Half Bath

South End Starter Half Bath.jpg

The main floor half bath is accessible from the entry and from the pantry hall off the kitchen. It may be a slightly unusual arrangement, but it's also quite convenient to reach the room from both the front and back of the main floor. You'll find a full bath as we head up the stairs.

3 Bedrooms

South End Starter Front Bedroom.jpg

Take the staircase from the entry up to the second floor. This front bedroom offers beautiful views to Mt. Rainier in the southeast. Freshly painted walls and a modest walk-in closet complete this first of three bedrooms. The next two bedrooms and the full bath are just down the hall.

The front bedroom's walk-in closet is brightened by a north facing window.

Find the second bedroom straight ahead at the top of the stairs. Finished with fresh paint and the solid baseboard trim found throughout the home, this room enjoys south light through large windows.

The third bedroom is just down the hall at the southwest corner of the home with a window overlooking the back yard.

Full Bath

South End Starter Full Bath.jpg

The second floor full bath offers a tiled shower/bath and new laminate flooring. The window slides open for air, and there’s a little bit of storage in the vanity. Consider stashing extra supplies like toilet paper, shampoo, or towels in that closet on the landing.

Unfinished Basement

Reach the unfinished basement via the stairwell at the end of the pantry hall. This is your storage area and laundry area too. The basement is also home to the gas furnace and gas water heater. An exit door opens to the yard on the south side of the lot.

Outside

South End Starter Back Yard.jpg

5420 S Asotin is set on a corner lot with a planting strip (or tree strip) across the sidewalk which gives a bit of extra distance from the street. Consider choosing some trees for beauty and shade, and more privacy too. Check the city's list of approved and recommended trees for the planting strip and contribute to Tacoma's tree canopy when you plant. You can even get a tree coupon through the seasonal Grit City Trees program!

The back yard is fully fenced with a paved path leading from the kitchen door to a small, sunny patio space.

South End Starter Aerial Lot View.jpg

This lot is 5,300 square feet. Currently, it's mostly lawn with a couple of small garden beds. This is a yard that's really open to your inspiration. There’s space to landscape and garden; start building raised beds, plant raspberries, add some swings. Or keep the yard low maintenance. If you like, add a shed for your lawnmower, and bring a bbq along. There's room to run, room to play, room to grow, room to lay out your favorite picnic blanket.
